Buying in 6 steps

1. Intake

We'd like to invite you for a personal introduction. During this meeting, we'll determine your housing criteria and discuss your expectations. We'll also explain current housing market trends and the purchasing process. We'll also take the time to answer any questions you have.

2. Determining the Budget

Before we can officially begin our search together, it's important that you have a clear idea of ​​your budget. We'll use our calculation models to discuss your options. We can also connect you with an experienced mortgage advisor. The advisor will provide final advice, after which we can truly get started!

3. Viewings

Together, we'll search for homes that meet your criteria. We'll not only present online listings daily, but we'll also proactively contact our own real estate agents. This way, we're sure you receive all the listings. When we find suitable properties, we'll arrange viewings as soon as possible. If desired, we can pick you up and drop you off. During the viewings, our agent will explain the property's structural condition, any key concerns, and the neighborhood it's located in. They'll also inform you about practical matters such as the level of interest and the bidding process.

4. Bidding/Negotiations

If you'd like to make an offer, we'll first conduct a detailed market analysis. We'll use data to give you an indication of the prices similar houses in the same neighborhood have sold for in the past period. Based on our market analysis, we'll advise you on an (opening) offer. Our advice focuses on the specific characteristics of the property, its neighborhood, its potential, and its current structural condition. We'll also provide strategic advice on any contingencies, such as financing contingencies or the inclusion of a building inspection. This way, we ensure you can successfully purchase the house in the safest way possible and with the best terms.

5. Purchase Agreement

Once the offer is accepted, the next step is signing the purchase agreement. We thoroughly review all documents (such as the deed of sale, deed of division, leasehold terms, homeowners' association documents, and the like). We'll review the relevant documents with you so you're fully aware of their contents. If everything is approved, we'll schedule an appointment with the notary to sign the deed of sale. Legally speaking, a sale has been finalized, and you're one step closer to your new home. If desired, we can arrange any appraisals or building inspections for you. Naturally, Grand Relocation will be present at all appointments, such as the appraisal or building inspection (if applicable), the final inspection, and the transfer of ownership at the notary.

6. Property Transfer

Once a date has been agreed upon for the handover of the keys and the notary has prepared the necessary documents, it's time for a final visit to the notary. Just before the handover, all parties involved will walk through the house one last time. During this visit, a final inspection will be performed, meter readings will be taken, and the property will be assessed to ensure it is in the agreed-upon condition. We will then go to the notary to sign the deed of transfer and mortgage. During the visit, we will act as your advisor, witness, and spokesperson. Once the contract is signed, the house is officially yours. After the visit to the notary, the purchase process is complete, but we are, of course, always available for questions or further consultation..
