Buying a house is an important milestone—whether it’s your first house or one of many, it’s still an exciting process! We would love to help you find and buy your new home. Buying in 6 steps

1. Intake

We would first like to schedule introduction meeting with you. During this appointment we will discuss your housing criteria and determine the best route and strategy for making a successful home purchase. We will share more information about the housing market, real estate data, and purchasing process. At this time we will also ensure that all of your questions are answered.

2. Determining the Budget

Before we can officially begin your housing search, it is important that you have clearly set your budget. Using our calculation methods, we can help you get this determined. We can also put you in touch with an experienced mortgage advisor who can give you definitive advice, and from there we can get started with the housing search!

3. Viewings

Together we will look for properties that meet your criteria. We will not only search the online housing offerings on a daily basis, but also proactively reach out to our extensive real estate network. This way we can be sure that no offerings are overlooked. When we find suitable properties, we will schedule the viewings for you as soon as possible. If desired, we can arrange to pick you up and drop you off for your convenience. During the viewings, our broker will explain the structural condition of the house, point out any potential areas of concern, and give a description of the surrounding neighborhood. Our broker will also inform you about a number of practical matters such as how much interest has been shown in the house and how the bidding process will proceed.

4. Bidding/Negotiations

If you would like to place a bid on a house, we will first draw up a specified market analysis based on data from housing market trends. Using this data, we will give an indication of the amounts for which similar houses in the same neighborhood were purchased. Based on this market analysis, we can help advise you on making an (opening) bid. Our advice will take into account the specific characteristics of the house, the surrounding area, and its current and potential architectural condition. We will also advise you on a strategic level about any possible conditions, for example, a financing condition or the inclusion of a structural inspection of the house. In this way we ensure that you are able to successfully purchase the house in the safest way and under the best conditions.

5. Purchase Agreement

Once the offer is accepted, the next step is the signing of the purchase agreement. All documents (such as the purchase deed, partition deed, leasehold conditions, homeowners association papers, etc.) will be thoroughly checked for accuracy. We will walk through all relevant documents with you to ensure that you fully understand their contents. Once everything is approved, we will schedule an appointment with the notary to sign the purchase deed. From a legal standpoint, a sale is then established and you are one step closer to your new home. If you would like, we can also take arrange for a home valuation or structural inspection. Grand Relocation will of course be present at all appointments such as the valuation, structural inspection, final inspection and transfer at the notary.

6. Property Transfer

If a date for the key handover has been set and the notary has the necessary documents ready, it is time for a final visit to the notary for the property transfer. Just before this appointment, all involved parties will do a final walk through of the house. During this visit a final inspection will be done, meter readings will be taken, and the house will be checked that it is in the agreed upon condition for sale. Then we will go to the notary to sign the deed of delivery and mortgage deed. During this visit to the notary we will act as your advisor, witness, and spokesperson. Once all contracts are signed, the house is officially yours. After this final meeting the purchasing process will be complete, but we will of course always be available to you should you have any questions.
