Renting a Property

Your new home in 7 steps

1. Intake

Before we begin searching for your new home, we'd like to schedule a personal or phone consultation with you. This gives us the opportunity to introduce ourselves, get to know you better, and assess your housing needs. During this consultation, we'll tell you about the current rental market situation.

2. Market Scan

If you submit a search query, we'll conduct a market scan for you. We'll examine the entire market in Amsterdam and, if you'd like, surrounding cities or even Utrecht. Based on your housing needs, we'll select the properties that best suit your needs. We'll send you a clear overview of these by email. You then simply indicate which properties you'd like to view.

3. Viewings

After you've made your selection, we'll schedule viewings for you and visit the properties together. While you determine whether the property appeals to you, we'll carefully consider the technical condition and important details. If you're interested in one of the properties after viewing them, please let us know as soon as possible so we can inform the owner of your interest.

4. Negotiation

OIf you'd like to make an offer to the owner, we'll negotiate on your behalf. Our goal is to ensure you can rent the property within the applicable laws and regulations. Do you have any additional requests or specific conditions? We'll discuss those directly with the owner as well. Once you and the owner reach an agreement, we'll guide you through the process and ensure everything is handled properly.

5. Contract check, payment and mediation fee.

To finalize the lease, we need some documents and background information from you. This allows us to confirm to the owner that your identity and income are correct. We will then review the contents of the lease with you. Once both parties agree, we will ask you to transfer the first month's rent and the security deposit. We also charge a brokerage fee equal to one month's rent, excluding 21% VAT.

6. Check in

On the day of the key handover, we'll be present with you to thoroughly inspect the property and ensure everything is in good working order. We, or the letting agent, will prepare an inspection report documenting the property's condition, complete with a photo report. This way, both parties know exactly what condition the property is in at the start of the tenancy.

7. Utilities

Finally, we'll help you connect utilities and activate your TV and internet signal. We can also assist you with arranging the necessary insurance. This way, you can rest assured that everything is taken care of properly and worry-free when you move into your new home.
